The Myth of the Full Service Agent vs The Discount Agent

How Smart Home Sellers Can Save Money

When advertising their services I have found that a number of real estate agents using the term “full service real estate agent” in comparison to a “discount real estate agent”  This statement creates a separation between two types of agents and falsely implies one agent offers a better service than the other.

Full Service: What service does a “full service agent or broker” offer in his or her claim that the “discount agent or broker” does not? Good question, because we cannot figure what they are offering that supports their claim.

Here are some Facts:

State and Federal law requires commissions are "negotiable". Why would an agent “negotiating" to list and sell your home for less be classified as a discount agent? This makes no sense, since the law requires commissions are negotiable.  The discount agent is simply negotiating for less than the so-called” full service agent” in order to help save their buyers and sellers money, as recommended by the US Department of Justice. Many agents who offer discounts can be just as good or better as “full service agents”. What you really want is a “Good Agent”: One that will lower commissions and render a consistently high level of professionalism, without decreasing efforts based on commission amounts paid.

Here is the truth:

USA Commissions and fees are 2 to 3 times higher than in Other Countries and USA Consumers are catching on:

A full service agent is really a “full-commission” agent.  The full service agent will not negotiate or discount their fees.  Discount agents negotiate their fees saving home-sellers money while offering the same or better level of service.

To imply a full service agent is better than a Discount Agent is like saying an apple you purchased at Wholefoods for more money, is better than one purchased at the Farmers Market for less.  How do you know the two weren’t from the same tree?

When selling a home I categorically reject any effort to label agents as either full service agents or discount agents based solely upon the amount of commission charged. There are many factors which enter into the professionalism and skill of a real estate agent, the least of which is the amount of commissions charged.
