When pricing their homes to sell, sellers have a lot of misconceptions about the market. Pricing your home to sell correctly is the most important part of getting the property sold. The first several weeks are the most important. You have to catch a momentum and keep it going to make sure that buyers are seeing the property and ultimately offers are coming in.

If all of the marketing is done correctly, the property is easy to show and you don’t have any showings; you have a problem.

  1. Pricing higher because buyers will offer less.
  2. Pricing higher to test the market to see if buyers will be interested at a higher price.
  3. Pricing higher just in case there is a wild card buyer who may fall in love with the property and pay more than it is worth.

When pricing it’s important to consider the overall market and the hyperlocal aspect. You have to find the same or more theory and create value. If the property has, for example, more square footage or an extra bedroom, this is value, and you can price higher. However, if the property is pretty similar to the other properties currently sitting on the market, when aiming to create value, this usually means a lower price. After all, if three similar properties are on the market at the same price and are not selling when your property comes on the market, if it’s the same price, it won’t sell either.
