When you’re a home-owner, you have to keep track of a lot of different systems and pieces to make sure everything runs smoothly and doesn’t give you any trouble. There are so many different parts of a home that can suddenly go wrong and ruin any plans you may’ve had for that day or week. Luckily for you, with a little bit of foresight and occasionally some help, you can catch problems before they develop and keep your house in good working order.
Watching for Leaks
One of the biggest culprits for unexpected home damages is water. Left unchecked, a water leak can cause serious and widespread damage to your home. Water causes mold and mildew to spread, and it can ruin ceilings and floors, especially that wood paneling you just had refinished. Those repair bills can stack up quick.
If you can catch a leak right as it starts or shortly after, you can avoid lasting damage and costly repairs. All you have to do is regularly check in on all the running water in your home. Watch out for dark spots under sinks or pipes, stains on the ceiling, and toilets that don’t stop running. Be sure to check your roof and attic for leaks at least annually as well.
You also need to regularly check around your foundation to be sure the soil cover and rain gutter are effectively channeling water away from the core of your house. If water starts regularly getting in toward your house foundation, it could cause very expensive structural damage.
Your Heating and Cooling System
It’s important to regularly check in on your heating and air conditioning to be sure they’re functioning well, ideally before the time of year when they’re most needed. Changing air filters and keeping the systems clean is easy and effective. Also watch for unexpected changes in your usage rates, as that could indicate leaks or other problems.
There’s a lot of pieces to HVAC preventative maintenance , but putting in the time and effort will help your system to heat and cool your house more effectively and efficiently, which will save you money and comfort.
Don’t Wait Too Long to Replace Things
Some things are easy to put off, especially when you don’t notice any problems. To avoid trouble though, some things are important to change out periodically. Old or faulty appliances should be replaced, and your wood floors need to be refinished periodically. If you get your floors finished before the old finish is totally gone, you can avoid sanding and make your floor last for years longer.
