When working with buyers we hear it over and over again, “What did the seller for the property?”
It’s not a bad question, and it’s fine to ask, but honestly it’s just not always relevant. Some of our buyers get so caught up in not wanting the seller to make any money; they miss out on excellent deals.
For instance, what if the seller purchased the property at a deep discount because they had to clear up permit and lien issues? What if a family member sold them the property cheap because they had a family issues?
The price that a seller paid then is not entirely relevant to what a buyer may be willing to pay now. So you have to be careful if you are weighing heavy buyer decisions based on these factors.
