Prince’s Bay is a lush and serene seaside community located on the South Shore of New York City’s borough of Staten Island. It is bordered to the north by Huguenot, to the south by the Raritan Bay, and to the west by Pleasant Plains.

It emerged as a village founded by European immigrants in the late 1600’s. Here, you will find a number of well preserved historic homes.

By the 19th century, Prince’s Bay had become the focal point of a major oyster industry. Its oysters were sought out by discerning diners throughout the nation from as far away as London, England.  The golden age of the oyster industry ran from approximately 1880 to 1905.

Prince’s Bay is in proximity to several parks, which provides an airy and country feel to this community. Wolfe’s Pond Park is one of the island’s largest parklands. It has a sand beach along Raritan Bay and mountain biking trails that wind past ponds.

There is also Bloomingdale Park  which underwent renovation in 2004. It has handsome playing fields and a modernized playground. Lastly is Lemon Creek which gives its name to the surrounding park. It winds through a salt marsh frequented by egrets before reaching a peaceful marina where pleasure boats bob.

Prince’s Bay has a lot to offer to  residents and visitors alike. You can visit Seguine Mansion, the grandest 19th century home on the island. It is located on Lemon Creek near the southern shore of Staten Island and is open to the public during periodic tours or by appointment.

Beside it is the Seguine Equestrian Center which  offers riding lessons for kids and adults. Horse owners can board there and ride to the beach and into Wolfe’s Pond Park.

The Princess Bay Boatmen’s Association is in charge of most of the marina in Lemon Creek Park under an agreement with the city. It rents about 160 slips to the public.

If you have a boat or enjoy boating, living in Prince’s Bay will give you quick access to the local marina.

Prince’s Bay is served by the Staten Island Railway, the rapid transit line in the New York City borough of Staten Island. Lower Manhattan is just an hour away via the Staten Island Railway and the Staten Island Ferry.

It is  served by the S55 and S56 local buses on Seguine Avenue, and the S59 and S78 local buses on Hylan Boulevard. It is also served by the X23 express bus on Seguine Avenue and the X22 Express bus at the Pleasant Plains Park & Ride.

If you have school age kids, there are several schools you can choose from. The public elementary school nearest to the neighborhood is Public School 3 on South Goff Avenue, for prekindergarten through fifth grade.

Nearby middle schools include Intermediate School 7 in the Huguenot neighborhood, and Intermediate School 34 in Tottenville.

The neighborhood achieved a lower density by limiting building types to single and two-family detached homes on 3,800 square foot lots. In Prince’s Bay Staten Island, there are no townhouses, no duplexes, and no apartment buildings. In addition, one western part of the community’s zoning now requires that each new home be built on a lot of at least 5,700 square feet.

Most of the Prince’s Bay Staten Island homes for sale are relatively modern, but the neighborhood also offers a number of options. There are high ranches, waterfront townhouses, and even a few older homes. There are luxury and high end single family homes, as well as affordably priced  townhomes.

The homes for sale in Prince’s Bay Staten Island run slightly above the average value in comparison to other Staten Island communities. Princes Bay median real estate price is $682,474, which is more expensive than 80% of the neighborhoods in New York.

Residents will attest that the price is a small premium to pay for the quality of life this area affords.
