MAXIMIZE YOUR OPEN HOUSE TRAFFIC WITH THESE INEXPENSIVE TRICKS!

If you're thinking of having an open house in the near future, here are my top favorites for making it a sucess. I don't just put out little directional signs and hope people will stop by. I maximize the effect by going large and bold. With as many as 40 people through my open houses in less than 2 hours, you can have the same success if you follow these simple tips.

OPEN HOUSE FLAGS. <<< click the link to view. Yes, invest in these. I ordered mine from eBay and they far out perform paying for advertising every time I hold an open. I have 3 of them. Mine are red white and blue. There are yellow and red ones, some have graphics, others just proclaim "OPEN HOUSE". I position one at the front of the community with a directional sign (all my signs have the address neatly and legibly spelled out). The second flag will be at another major intersection with more directional signs, and the last will be in front of the property. What ever flag system you choose, make sure they're all the same! Consistency is the key!

BOOST YOUR FACEBOOK SOCIAL MEDIA POSTS. <<< click this link for a book on social media advertising. If you don't have a business page on FaceBook, you need one. Posting on your personal page won't have the same results and won't allow you to boost the post. Set up your demographics for a local area, throw $10 dollars at it and let it run up to the time you're pulling the OPEN HOUSE FLAGS out of the ground. 

BY INTERVIEWING EVERYONE WHO PASSES THROUGH MY OPEN HOUSE, THEY HAVE TOLD ME THEY'VE SEEN IT ON FACEBOOK OR SAW THE FLAGS AND IT PIQUED THEIR INTEREST. Few, but not many have seen the open house listed on Zillow or Realtor.com.

Occasionally I'll advertise that I'm giving away a FREE gift card or prize away. A drawing for people who take the time to fill out a property opinion report for me. But I've found that it really doesn't increase traffic. Nor do the free donuts and coffee. Just recently a homeless camp found out I had FREE food... and I'm not joking. You may want to avoid the FREE stuff if the demographics aren't favorable to the location.

POST CARD MAILINGS and DOOR HANGARS are effective, but expensive and time consuming. My advice is to stick to the 2 suggestions, then as you're entering the property do a "FaceBook Live" video tour of the property! Quite effective and FREE as well. But bring a backup battery for your phone, as this tends to drain the phone charge fairly quickly.
