Tips on Prepping Your Home for Resale

Posted On Wednesday, 10 March 2021 21:02

Are you ready to put your home on the market and want to make sure it sells as fast as possible? In today's market, it should be fairly easy to do so, but you will want to make sure you have the house prepped so it is appealing to the potential buyer. Here are some tips on how to do just that.

Disassociation

Before physically prepping the home, it is important to first take two steps to psychologically prep the home. The first of these steps is to disassociate from the house. Realize that even though you may have lived in the house for years, or even decades, it is still just a building. Without you in the home, it is nothing more than an empty structure that someone else will soon be moving into. This attitude will make it infinitely easier to cut the cord when it is time to put the home up for sale.

Depersonalize

The second psychological step to prepping the home for sale is to depersonalize it. This involves removing everything: all of your photos, knick-knacks, and any art you may have that's decorating the house. This has the effect of allowing the potential buyer to visualize exactly how the home will look when they are living in it. That can be hard to achieve if all they see are your belongings.

Make Repairs

Any repairs you have been putting off, no matter how minor, should be taken care of. While it's understandable that you may not have the financial means to do so when in the middle of the home-selling process, you may want to consider looking into personal loans as a means of paying for the repairs. Consider it as a good investment because the more things that are wrong with the house, the longer it will take to sell and the less you will receive for it. Nobody wants to pay top-dollar for a home that is already in need of repairs the moment they walk through the doors. The lender will consider the fact that you will be receiving a large sum of money for the home when it sells, so as long as your credit is fine, lending money should not be an issue.

Clean It Up

No matter how well you can keep things clean, hire a professional cleaning service to scrub that house down. Potential buyers want to see a sparkling house, not one with dust and grime in the corners. Cleaning the home means inside and out. Have the outside power washed and hire a landscaping company to mow the grass and trim the bushes if you have any. You may also want to consider putting some potted flowers out front so that you can increase the curbside appeal of the home. Remember, buyers not only want to fall in love with their home, but they want others to fall in love with it as well. For most people, the way their home is perceived is a matter of pride.
