In the past few years, the competition has become fierce. Since the outbreak of the pandemic, the problem has been exacerbated by low inventory. As a result, online and offline expertise and skills are required.

1. Use social media

You cannot afford to ignore social media in the 21st Century. So, engage with clients and prospects across all top-tier networks like Facebook, Twitter, Pinterest, and Instagram.

Post a large number of pictures related to real estate, such as homes, local activities, and events, in order to interact with users who are interested in your region and promote your property. Do not forget to leave comments on the posts of people within your area.

2. Add social sharing

Social media is a great way for home shoppers to share the best housing photos of the day or week with their family and friends. Add social sharing buttons to the website of your business to allow home buyers to easily share listings.

3. Use local images

Your social media marketing campaign should not only focus on the homes you want to sell but also highlight the best that the locality has to offer. You need to showcase the area with high-quality images, as not everyone knows the area. Beautiful photographs of landmarks in your locality will show buyers how it is to live there. It is not a given that every buyer who views your listing will be familiar with nearby restaurants, shops, and entertainment venues. Let them know about the beauty and fun that are available.

4. Hire a professional photographer

Even in a market with low inventory, poor-quality photography could lead to longer days on the market as well as a lower price. Good photography is essential to selling a home. Professional photos of your property are essential.

Most home buyers begin their search for a home online. This means that they form their first impressions of a home based on the photos. Most likely, they will look at the photos before deciding whether to read the description of the property or move on to another one.

We've all seen listings that have grainy, pixelated pictures, photos taken without a wide-angle lens, and images of bathrooms where the toilet seat is up. I won't even mention the photos uploaded upside-down or sideways. These mistakes are made by amateurs. Don't make them yourself or your team.

6. Monitor the competition

Look at the marketing strategies of top agencies and firms. You can check out their websites to see what they are saying and how. Look at their social media to see the types of posts that they share. This can help you to determine what is working and what is not. It may also reveal where the gaps are in the market. Many agents and brokers will be happy to help you if you have any questions.

7. Be sure to be easy to reach

It may seem obvious, but I have visited many websites and found that I could not find the phone number or email address. There are also those who may have a page with contact information but don't respond to emails or answer the phone. You should make it easy for others to contact you and be responsive when they do.

8. Create your own business cards

Who says that business cards must follow a rigid, specific pattern? Yours can be as flexible as you like. Create a design that is memorable and give them to your prospects. You will be surprised at the results that you get.

9. Offer virtual tours

Virtual tours have taken many forms since the start of the pandemic. It's possible to view every corner of a home without physically being there with technology such as Matterport. A professional video could be taken of the house. You can give clients live virtual tours via Zoom, FaceTime, or Skype. You can do a live video via social media or record it on your phone and then post it afterward. Some buyers are not as comfortable viewing properties in person as they were before the pandemic. You're missing out on many potential buyers if you don't use any of these virtual tours.

10. Make your site mobile-friendly

In a world of technology, many people prefer to look at properties on their phones than in person. A mobile-friendly website will make it easier to navigate for your customers. This will generate more leads. Google penalizes you if your website is not mobile-friendly by lowering its ranking in search results. Many of the platforms available for building a mobile-friendly site are designed specifically for real estate.

11. Create a newsletter

Email marketing works. Use Facebook ads to promote your content by capturing emails from your site or creating a sales funnel. Be sure to include detailed, timely information about what you or your prospects want in your emails. For example, include information about "coming shortly" listings, open houses, or market statistics.
