The new policy of India government to push “affordable housing scheme”, buying property shall suit pockets of both middle and low income segment.
According to Akash Kohli, Marketing Director, GenX Deals a two-bedroom apartment costs anywhere between Rs 75 lakhs to Rs 1 Crore in Gurgaon, whether under construction or ready to move in however, the new policy will enable people to buy a 1 BHK of approx. 300 sq ft carpet area apartment for as low as Rs 12 lakhs including all other charges like EDC/IDC, Club Membership, Maintenance security and a 2 wheeler parking.
Most of these apartments also have a 50-100 sq ft balcony for which usually the cost is Rs. 25000-40000 extra. The carpet area of these new housing projects will range from 28 to 60 sq mt (300-650 sq ft) and the price is fixed at Rs 4,000 per sq ft. for Gurgaon and Panchkula. Apart from Gurgaon and Panchkula, price is fixed at Rs. 3600 per sq ft. for all other cities of India like Faridabad, Sohna, Sonipat and Panipat etc. Allotment of houses is through transparent draw system managed by government officials of India. One person can get only one affordable house in India.
The aim is to make real estate inclusive for every person in the city. Many reputed builders like Supertech, Tulip, Vardhman, Baderwals, Praymid and others are investing in these projects and are aiming to complete the construction within almost 4 years. According to the policy all buyers in affordable housing shall get 5 year free maintenance post possession from developer’s side. The entire corridor of Mumbai, Punchkula, Sonipat and Faridabad shall be dotted with affordable housing projects by 2018-19.
