Is It Time To Say Goodbye To The Open House?

 Does a seller really need a Realtor to host an open house to help it sell in 2023? Long ago when a property was for sale a sign went up in the front yard. A simple call to the phone number advertised allowed you to get the details. Fast forward to the age of technology and the internet. Today a plethora of information is at our fingertips including lengthy detailed descriptions, photographs inside, outside and even views from drones in the sky. Combined with floor plans, measurements and property disclosures buyers with serious interest have access to numerous details.

So who attends an open house today?  Buyers who may just be starting their search, folks on a whim driving by and want to see what the house looks like and the nosy neighbors who stop in “as they are thinking of listing in the future”.  

Does it make sense in the world today to allow any person to enter a property with the homeowners absent to browse around just because they may have the “intent” to purchase. If a buyer is truly interested, they would pursue finding a Realtor to assist with their search from the onset.

Is it time to admit a property can sell without an open house? And should anyone be allowed to enter a property without a screening if they show up without Realtor representation?

Safety, security and discretion of financial ability are all factors that should be the priorities of the future.
