Happy Spring!  Today marks the first official day of the spring season.  Even though it's technically the first day of spring, the real estate market has felt like spring for several weeks now!

There is still a buzz going around between local Irondequoit NY Realtors and buyers about the lack of current homes for sale in Irondequoit.  Buyers are experiencing very competitive situations when accurately priced homes are listed for sale.  In fact, I showed a property in Irondequoit and while I was walking through with the buyers, there were 3 other agents who arrived during the showing!

During February 2017, there were a total of 77 new homes listed for sale in Irondequoit.  This number is down slightly from February 2016 where 90 new homes were listed for sale in Irondequoit.

The most expensive home for sale in Irondequoit currently is still the waterfront new construction property at 664 Seneca Road.  This Irondequoit NY new construction property is listed at $649,900 and has now been listed for 322 days.

385 Orchard Park Boulevard remains as the most expensive pending sale in Irondequoit.  This home was listed for $299,000 and went under contract in 189 days.  This property is a short sale, so it's very possible it will remain sale pending for an extended period of time.

February 2017 resulted in 53 homes selling in Irondequoit NY.  The average sale price of these 53 homes was $111,469 and took an average of 49 days from list date to contract date.  These 53 homes equated in almost 6 million dollars in sales in Irondequoit real estate.

Comparing the performance of February 2017 to February 2016 for Irondequoit real estate is encouraging for homeowners in town.  In 2016 there were 10 fewer homes sold.  The average sale price of the 43 homes sold in February 2016 in Irondequoit was $112,238 and took an average of 38 days.  The average sale price stayed very similar between the two months but there were more homes sold in Irondequoit during 2017, which is excellent for homeowners thinking of selling their home in Irondequoit!

The most expensive home sold in Irondequoit NY during February 2017 was located at 135 Sachem Way in West Irondequoit.  This property was listed for $279,995 and sold for $275,000 in 77 days!  This 1992 built, 2-story home has 3 bedrooms, 3 full baths, and 2 half baths!

What Should Irondequoit Residents Expect To Happen In The Coming Months?

As the spring moves forward, Irondequoit residents can expect the number of new listings to increase.  This means that the market will begin shifting towards a more balanced market.  If Irondequoit residents are considering a sale of their home this spring, residents who list earlier will enjoy higher sale prices and quicker sales.  As more homes are listed for sale in Irondequoit, buyers will have more to choose from which will result in slower sales and also less situations that result in competitive offers.
