Local Pittsford NY real estate agents are beginning to slow see the inventory levels improve in the Pittsford market.  The inventory certainly still isn't enough to keep up with local demand from buyers but it's getting better!

Active Pittsford NY Homes For Sale

Last month when the Pittsford market report was published, there were 105 Pittsford NY homes for sale.  Today, there are currently 113 Pittsford homes for sale!  While this doesn't seem like a huge improvement, any improvement as the market attempts to balance itself.  The average list price of these 113 Pittsford homes is $521,058 and have averaged 61 days on the market.  

During April 2017, there were a total of 71 new Pittsford listings.  This is 20 fewer homes listed for sale in Pittsford than the 91 during April 2016.  

4000 East Avenue is the most expensive home for sale in Pittsford currently.  In the March market report, this Greater Rochester NY Mansion for Sale was listed for $2.35 million but has been reduced now to $1.9 million.  This fantastic home has been listed now for a total of 307 days.

Pittsford NY Sale Pending Single Family Homes

There are currently a total 83 Pittsford NY homes under contract.  These 83 homes equates for nearly $30 million dollars in volume!  The average list price of these sale pending Pittsford homes was $354,773 and averaged only 26 days on the market!

8 Kingsfield Drive Pittsford is the most expensive sale pending property for the April market report.  This property was listed for $1,540,000 and was on the market for 84 days until a contract was accepted.  

Single Family Homes Sold in Pittsford NY Last Month

Almost $15 million dollars in real estate was sold during April 2017!  There were a total of 45 homes that closed during April in Pittsford.  The average sale price for these sold homes was $327,142 and took an average of 25 days to sell.

Pittsford NY home sales nearly doubles in 2017 when comparing to the previous year!  During April 2016, only 25 homes sold in Pittsford compared to the 45 in 2017.  The average sale price in April 2016 was $320,145 and the time on market was an average of 44 days.

Last months most expensive sale pending property in Pittsford is this months most expensive sale!  The property at 36 Thomas Grove was listed for $809,000 and sold for $750,000 in 31 days.
