When it comes to investing, knowing the best type for you can feel overwhelming. There are so many options out there and so much to learn about. What the market is doing, what it might do – and what it all even means. That’s why investing in real estate might be a better option for you. 

But even a real estate investment can feel intimidating if you don’t know what you’re looking at. Thankfully, there are plenty of commercial real estate prospecting tools to help guide you through the process.

Before you get into the depths of your real estate venture, let’s take a look at some of the different types of real estate investments there are. That way, you can work out the right one for you. 

What types of real estate investments are there? 

  • REITs (real estate investment trusts)

When you make a REITs investment, you get the best of both property and a share of the real estate investment trust. In other words, you are purchasing a share of the real estate (and its profits) that are owned by the trust. 

You don’t have to have any prior knowledge of real estate investing with a REIT so there’s no added stress or learning required. 

  • House flipping 

This is a great property investment type to go for if you have a passion for interior design and are handy with a hammer! There are often houses on the market that have so much potential but are just in need of someone with the right eye to see it. 

It makes the world of difference to your price point if a property looks well looked after and modern. Oftentimes, there isn’t even a lot that needs changing. If the necessary changes are merely cosmetic (repainting, ripping up old carpets and modernizing furnishings) then costs can be minimal, making you a good profit margin. 

  • Residential properties

This type of real estate investment is where you purchase a property and let it out to a family or group of young professionals. This can be a great investment as long as you’ve done your research on the neighborhoods you’re buying in. 

For example, a home might be more affordable in a quieter area but you’re more likely to sell a home that has good transport links and/or schools. 

  • Commercial properties

Investing in a commercial property can be more of an expensive venture to begin with but the rewards can be worth it. For example, if you purchase an office building, you can rent out each floor to a different company and make your money back that way.

There are a multitude of reasons why you should consider investing in real estate. Here are the top five:

The biggest reason is, of course, to give you some extra money in your pocket. The financial reward will depend on how smart your investment is so doing your research is key.

Stocks can be temperamental whereas investing in property is more stable. There is always the option to sell the property on if it’s no longer serving your financial interests. 

  1. 3. Advantages in terms of tax

There are certain tax breaks you can get through your property investment. You can deduct certain expenses such as property taxes, maintenance costs, repair fees and property management fees.  

  1. 4. Diversify your assets

It doesn’t make a lot of financial sense to have all your proverbial eggs in one basket. Diversifying your assets brings a certain level of financial security which is never a bad thing. 

  1. 5. Chance to build capital 

Increasing your cash flow in turn increases your capital. This cash flow is only set to increase, especially if you end up selling your property for a higher price.
