When you think of sprucing up your home either to add value and/or to get it ready to sell, all too often, switching out the existing overhead garage door gets overlooked. But in all reality, a brand new overhead garage door can add considerable value to your home.

Says Loves Garage Doors, a contracting business that provides garage door repair in Phoenix, AZ, new garage doors are available in all sorts of materials these days. From steel to wood and even vinyl, a new garage door can add an enhanced degree of safety to your home while reducing energy. A new door also means less maintenance while enhancing the appearance of your existing home.

But does a new overhead garage door actually add value to your home? According to a new report, that’s precisely the question homeowners should be asking themselves, especially if they’re looking to sell their home in what’s been called the seller’s market of a lifetime.

Lots of home improvement projects will add at least some value to your property. However, you should take a look at the return on investment (ROI) to see if the cash you wish to spend on a brand new garage door is worth it.

Will a New Garage Door Increase Your Home’s Value?

In a recent article, Remodeling Magazine states that replacing a garage door with a newer, more energy-efficient model will give you a 93.8 percent ROI. That said, if you spend an average of $3,907 for a garage door replacement, it should increase the resale price of your property by $3,663. This means you will get most or potentially all of your money back that you invested in the project. Remember, this is a seller’s market at present.

Say the experts, lots of other types of home improvements carry a much lower ROI. One example is a minor kitchen remodeling that bears a 72.2 percent ROI while a roof replacement comes with just a tad over 60 percent ROI.

Why You Should Replace Your Garage Door

If your existing garage door is damaged and/or old you should seriously consider replacing it. Plus, a home’s garage door can be a “main focal point” for the entire exterior of the home which means an old garage door can make the entire house look bad.

If the door is outdated, scratched, and dented, your home will also look worn and damaged. This will result in an overall decrease in value. Also, an overhead garage door that doesn’t function properly will not only give you heartache but will also give you back troubles.

On the other hand, if your existing overhead garage doors look good, work well, and are still relatively new, purchasing a new one might not be a worthwhile investment. You need to examine the existing condition of your garage door and weigh the pros and cons of switching it out for a new one.

But What About an Insulated Garage Door?

It seems like a no-brainer that an old uninsulated overhead garage door should be replaced with a new, good-looking, energy-efficient, insulated model. While the actual installation of the door might not make a huge difference in ROI, a high-priced, high-quality door will almost certainly add value to your home as opposed to a cheap, inefficient one.

Insulated overhead garage doors will begin to show their value immediately upon installation. The insulation it contains is engineered to control the temperature of the entire garage. That means your garage stays cooler in the summer months and warmer in the winter. The same can be said for the room or rooms in the house that adjoins the garage.

Insulated garage doors that help control temperature will assist you with protecting items that are stored in the garage. If they are temperature sensitive, like books or boxes of papers, you should invest in an insulated door.

One more advantage of installing an insulated door is that the garage will be quieter since you will be further shielded from outside noise.

Overall Benefits to a New Overhead Garage Door

Installing a new garage door, be it steel or wood, will increase your existing home’s value. It will also increase its curb appeal, making the whole house look better. You will enjoy increased security since newer doors are sturdier doors. Finally, you will be safer since new doors are manufactured with state-of-the-art safety features such as anti-break-in components.
