Word of the Day - Ministerial Acts

Acts that can be performed without creating an agency relationship, although such actions may require a real estate license. They are routine acts performed for the customer that do not involve judgment, discretion, or advice. For example, a licensee representing a seller may work with the buyer, as customer, by showing the property, finding a lender, and doing paperwork necessary for closing. In most states, a real estate license is required for these activities, even though they do not rise to client-level actions.
