Some features in homes are fun and cool, but the reality is that they don’t add home value, and in some cases can actually scare away buyers. Here are 7 features that are super fun, but won’t add any value to your custom home.

Unfortunately, up here in Canada where pools can’t be used during months of the months, they’re viewed as a burden rather than an asset to buyers. In Florida or California, a pool might add value, but up here in Toronto it won't.

 

Home Theatre

Home theaters sound like a dream, but most people in Toronto don’t want to dedicate precious square footage to a space like that. Nowadays people can watch shows and movies not just on their TV, but also anywhere on their tables, phones, and computer. It might seem cool, but buyers view it as a waste of space, so don’t expect it to add value.

 

Home Gym

A dedicated gym might seem like a major selling point, but since most people take their workout equipment with them when they move, and most people don’t own workout equipment in Toronto, home gyms don’t add any value. Skip it and get a membership instead.

 

Library

Having a dedicated formal working space like a study or office is great, but people prefer for of a flex space than a dedicated library that can’t easily transition into new spaces as needed. Skip the custom permanent bookshelves and just style it like a library to save money and appeal to buyers.

 

Extensive Landscaping

Landscaping is tricky because curb appeal is super important, but while a home should be inviting to buyers, having an extensive landscaped garden in the backyard won’t actually gain you any value.

 

Garage Conversions

Dedicated parking spots like driveways and garages are rare in Toronto, so rare that converting a garage should be a sin. Not having to worry about digging your car out of snow is a blessing, so if you convert your garage buyers won’t appreciate it nor forgive you for it.

 

Game Rooms

Game rooms are fun, but not every buyer will have a use for them. Buyers prefer flexible game rooms that can transition from one purpose to another. Skip the fancy features, and keep it simple.
