The rental process can be new to many people when relocating from place to place. The process can be different from area to area and state to state. 2. Fees - There are several fees to be prepared for before you arrive or choose to move. By planning for the expenses up front you will take away the stress of surprises.
First you want to be prepared for the application fee. This is a fee charged per adult. Depending on the company renting out the home the fee can vary from around $25 a person to $60 a person. This fee is due when submitting your application. When you submit your application make sure it is complete and that you provide all requested information so that your application doesn't get pushed back. If for any reason you do not get the first rental you try for you will have to submit an application fee for any other home you apply for.
Second you want to be prepared for the first months rent and security deposit. Depending on the time frame of when you are taking the rental these may be split up. If you are moving in immediately then you would want to be prepared for both. (One question I get from military clients is if the security deposit can be waived? With the area being flooded by military members home owners do not waive this fee. You will get it back upon move out if you follow the guidelines in your lease.)
Last if you have a pet then be prepared for a pet deposit. A home owner can also choose to charge for each pet. If you have paid the security deposit and are being charged a pet deposit the fee for both can not exceed two months rent.
3. Lease and Move in - Once your application is approved a lease will be drawn up. I do always recommend starting with a one year lease with the option to renew. Make sure to read the lease carefully and ask any questions. Upon move in make sure you have changed the utilities into your name so that there is no disruption. At the move in walk through make sure to take notes, pictures and be thorough. The more detailed you are will help on the move out.
