Buying a condo can be a smarter investment than buying an individual home or renting an apartment. There are several advantages to buying a condo, like built-in amenities, property management and maintenance, sosical life, and low cost. If you're considering buying a condo soon, here are a few important things to consider.

Current Residents Retention Rates

If there are a lot of condos for sale in the complex, there may be cause for concern. Current residents may be unhappy. They may be financially negligent, which will make it difficult to acquire loan approval from agencies for that complex. 

Neighborhood and Social Community

Does the neighborhood seem safe, friendly, and stable? If the neighborhood is constantly changing, you might not want to live there. It's hard to tell what life in a given condo will be like if the neighborhood is in flux, or if it seems hardship-stricken. Be sure to talk with a few residents of the condo you are looking at to see if there are any reasons for concern. 

Amenities and Maintenance

Condos often offer amenities you'd have to pay for yourself if you bought an individual home, which makes living easier and more affordable. Communal laundry rooms, pool, gym, and lawn care are a few beneficial amenities often included with the purchase of a condo. Maintenance of plumbing and housing upkeep are also often included since you are not buying the entire property but a singular unit on the property.

The owners of the condo complex are responsible for maintaining the building and land, so you don't have to pay for major failures in plumbing or integrity of the condo. This saves on cost in the long run because when you buy a house you have to pay for all repairs and upkeep yourself. Housing and plumbing costs can easily equal thousands of dollars. 

Quality of Ownership

You should find out a lot about the owners of the property before buying your condo. Interested buyers may not be given access to information on the condo property, but the seller is able to access that information and relay it to you. Ask for a financial report and property insurance information from the seller of the condo before you buy. The more partners are involved in the ownership of the condo complex, the more difficult it will be to make changes should some problem arise. 

One other factor you must consider when buying a condo is if you like the size of the condo. Condos are smaller than individual houses, and that can be a good thing because you spend less and can still live comfortably. Some condos are smaller than others, so be sure to test out the space by visualizing furniture, sitting and laying in the spaces you expect to occupy and walk around the yard.
