What You Can Do To Add Value To Your Home

Thinking about selling your home? Before selling you may want to think about how additional value could be added to the selling price of your home. There is a laundry list of things and tasks that you could do to upgrade your house that will increase the value. Some things that add value to your home take minimal time, effort, and cost and some things will require a small investment of some kind (usually time or money). Before you start upgrading - decide what you want to do and put a plan into place - things are more likely to get completed in a timely manner and will be done correctly if a plan is put into place. 

 

Biggest Bang for Your Buck

The two things that are going to add the most value to you home is to upgrade the kitchen and bathroom. "Ask any real estate agent what the No 1 upgrade with the greatest return is, and the answer will be kitchen." The kitchen and bathrooms may not need to be completely overhauled (but you will significantly increase your value if you do a complete renovation), there are small things that you can do to improve the appearance. Want to do a small remodel instead of a full demo here are some small improvements you could make: put a new paint of coat on the walls, redo the back-splash or tile work or replace/upgrade the appliances. 

 

Curb Appeal and Other Outdoor Amenities

Curb appeal is so very important in increasing the value of your home, especially if you are trying to sell, because it is the first thing buyers will see when arriving. Landscaping is one of the most affordable methods to increase. Landscaping that is intentional makes the house more eye-catching and prettier to look at, giving it more curb appeal. "Landscaping is probably the best and easiest, most affordable way to increase your home value in the first year." Curb appeal is so important when selling your home, because it is what people see first, and what they are probably going to remember the most. The curb appeal attracts people to the front of the yard, but what about the part of the yard people cant' see? What could be done to add value to that part of the home? There are many things that you could do to you backyard: make a outdoor grilling area, design a functional garden, or put in an inground pool. Many shy away from putting an inground pool but it can add value to your home, especially to people you are specificallly looking for a home with a pool. Inground pool cost can sway people away, but depending on your area you could increase your homes value by up to 7 percent.

 

Think Small

Not everything needs a major overhaul, sometimes the simplest things can begin to add value to our home. Think about all those small projects that need to be done around the house - take the time and complete these. Change light bulbs when needed and tighten that screw that came loose. Doing these little things may not add significant value to your home, but a house that looks up kept and well-maintained is going to hold more value than a house that is not well-maintained.

 

You Have to Start Somewhere

Renovations and updates take time so start now, start with the small projects and work your way up to the larger ones. Have a plan and a vision in place so that you know exactly what you wan the outcome to be and know why you are doing the upgrades -to add value to your home.
