How to Prepare Your Candlewood Lake Home for Sale for a Showing

When it comes to selling your home, a few minor touch-ups can go a long way towards making a great first impression on buyers looking for Candlewood Lake and Lake Lillinonah properties. You do not need to shell out a ton of money to make your home look better. Doing the right steps can make all the difference. Read on for some easy and quick tips on how to get your home ready for a showing.

Checkout these ways to effectively prepare your lakefront property in Candlewood Lake for a successful showing.

1. De-clutter every room

Having clutter is a major turn off for buyers of Candlewood Lake real estate. Aside from that, clutters makes a room appear smaller than it really is. It also makes it harder for buyers to envision themselves living in your home. Pull back the curtains to allow natural daylight to flood in. Make sure to keep the keep the house warm and cozy in the cooler months but regularly throw open the windows to let fresh air in. Ensure that distinctive features like fireplaces can be surely appreciated by buyers.

2. Check for smells

Pay attention to smells because a funky smell is a sure way to turn off buyers of Candlewood Lake homes. If you have been cooking prior to a showing, open the windows and turn on some fans. Although what you have cooked may taste great, strong smell may linger for a long time and you do not want you home to smell like a fast food restaurant. Do not forget to check the litter box if you have a cat. You may also light a few candles or sprinkle the carpets sparingly with a freshener if necessary.

3. Depersonalize your home

There is no problem with having a few personal items in the house. Just remember to depersonalize it so that buyers will be able to imagine themselves as the future owners of the home. It would be quite impossible to do it if your home looks like a shrine of your loved ones.  Remove anything personal like family photos in the hallway or your children’s artwork on the fridge.

4. Check the kitchen

Since the kitchen is usually the biggest selling feature of a home, make sure that your kitchen is prepared for showing. Clean and polish away all surfaces, fittings, handles, cupboard fronts and appliances. Let fresh air in to clear any stale cooking smells. To create an inviting and pleasant aroma in  the kitchen, you may use brewed coffee or baked bread, or simmered vanilla extract.

5. Keep pets out of sight

Remove pets from the house or keep them outside during a showing. If your pet must stay at home, make sure to put them in a particular room and close the door or in their cage for their security.  Don’t forget to inform your agent where your pets are. You  may also ask a friend or a neighbor to take care of your pets during a viewing so as not to distract or scare buyers from your home.

6. Leave

During a showing, experts suggest that a seller should be away from the house even at expected arrival time,so that buyers can walk through the home at their own pace. This will also allow them to talk openly about their feelings with each other and with their real estate agent.  Leave the house and enjoy the day. You may take the opportunity to do errands or take pleasure in a favorite pastime.
