Property and termite inspections should be done for many reasons. Knowing about and repairing any big red flag items will increase your list price and eliminate the ability for the buyer to negotiate these imperfections. At a minimum, do the simple low costs repairs. The more punch list items you can remove from the inspection reports the better. It also shows the buyer that you are proactive and want to deliver your home in good condition with nothing to hide.

Eliminate Big Red Flags from the Bargaining Table

As mentioned, if there is a big item (roof leak, foundation issue, termite damage) that could be used as a negotiation chip – then repair it if possible and if the total costs make sense. Eliminating big red flags from the bargaining table will usually turn out in your favor in the long run.
