The dangers of overpricing your home

Far too often, I see sellers making the mistake of overpricing a home. Understanding the consequences of overpricing is crucial for selling your home in a timely manner.

A home attracts the most attention from the real estate community during its first few weeks of listing. Setting an unrealistic price from the beginning can cause a home to miss out on this optimal time frame. Once this period has passed, sellers must often set a lower price, and depending on market conditions, this cycle may repeat itself several times before a sale is finalized. Often, the result is an end price that is well below the initial figure, or worse, below the market value of the home.

You want to start off on the right foot by setting a price based upon thorough research performed by a real estate professional. An experienced agent can help you determine the value of your home because they know the market and marketing process. Your chances of a smooth and timely sale are best when accompanied by a real estate professional.
