Top 5 Essential Factors When You’re Looking For an Apartment

There are several factors to be considered when the potential tenants are looking to move into an apartment. As an apartment manager, we should know what these factors are and then make sure that we are meeting that demand to keep our apartments fully occupied.

My years of experience working with Trimark Properties has provided me with in-depth knowledge about what are students looking for in UF off campus housing in Gainesville. It is my job to assess the renters needs and cater to the bigger ones first which will actually help the leasing team when signing leases.

1. Close to UF Campus – Student renters prefer to live near campus so they can sleep in late and close to classes, libraries, sororities, etc. Gainesville can get busy during school days and even though it is a small town, getting from point A to point B can take forever if you get stuck in traffic. Our student renters love the fact that we are located within walking distance to UF classes. Not only are they living close to campus, but at many of our apartments, like Sabal Palms, they are also steps away from sorority row, restaurants, cafes, and “The Swamp” (Ben Hill Griffin Stadium, Gainesville – Go Gators!).

2. Amenities – Students are fresh out of their parents' homes. Since they have lived with their parents for over a decade, they do get spoiled. At Trimark Properties, we have just the perfect remedy for this. Our luxury apartments come fully loaded with amenities that may even be better than the amenities at their parents’ homes. Some of the highly sought after amenities we offer to the students in Gainesville are Gigabit Internet, Electric Wine Chillers, Modern Porch Swings, Granite kitchen countertops—plus many unbeatable features like assigned parking. There’s a long list of luxury amenities, and we stress those amenities in our marketing.

3. Furnished – When freshman students start off their college life, they are looking for a hassle-free start. In our freshman dorms in Gainesville, we offer just that – a furnished luxury dorm room which is totally hassle-free. The dorm rooms include beds, desks, and storage space which makes it much easier for students to just move in with their personal belongings and not have to worry about buying a bed or a mattress, etc. As students get older and move into apartments, they are frequently ‘grossed out’ by the idea of a used mattress or couch, so most of our student apartments are unfurnished.

4. 24 Hour Maintenance – Yes, you read that right. All of our apartment complexes come with 24-hour staff on call. There have been times when a student gets locked out of the apartment in the middle of the night; this is where our dedicated maintenance team gets into action and saves the day. Unlike most apartment complexes, where the maintenance usually works strictly 9-5, and matters such as these are not really taken into immediate consideration during the apartment search process. But at Trimark Properties, our renters are assured that they will be taken care of.

5. Quality – When it comes to providing quality, our luxury apartments in Gainesville have left no stone unturned. Our students expect the best when it comes to renting an apartment or dorm from us, and we give them what they expect when they opt to live in luxury. Select units include fully upgraded kitchens with wine chillers and new stainless steel appliances. Reserved parking spots not only provide security but stress-free living among our residents.

What are some of the factors that you pay close attention to when you’re renting apartments or houses? We would love to hear from you.
