Get Your Team Together

If you are first starting out and are an independent agent working for a smaller brokerage, you need to get your team together.  Lets say you have a marketing effort going on and you get a response and someone calls  you and they appear to qualify to buy a home.  What do you do next?  You put your team into action.  The first and most important member of your team needs to be a loan officer.  This comes with time and trial and error but your loan officer needs to be someone you trust and can depend on.  This means this person needs to respond to your clients in a timely manner and needs to make sure he or she stays on top of the loan process.  You need to find an officer that works for you and your clients.  

You want to get prospective clients "prequalified" before you start showing them homes. Many people will tell you they have good credit only to find out they have a score below what is needed to qualify them.  You need to get that potential buyer to fill out a pre qualification application. This is a mobile business and you may be out with another client so when you get that call how can you put the prospect in touch with your loan officer in order to get prequalified?  I have found it very handy to have a link to my preferred team members on my website: www.austinareanewhome.com.  This way you can quickly direct your clients to go to your website and get prequalified right away.

So what do you do if your loan officer comes back and tells you your client is close but needs some help with their credit scores?  You also need to find a good credit repair agency that is effective and reasonably priced to add to your team.  Don't give up on your clients!  If someone is 20 points away from where they need to be to qualify, a good credit repair company can get them there in a few months.  You will then have a very happy client that will appreciate your knowledge and expertise and your reputation will grow and you will get to where you are getting regular referrals.  This is the name of the game and where you want to get to. 

I presently use Guild Mortgage company.  Why?  Because they are on the ball.  They offer help with agent marketing, they have an in-house underwriter and can approve USDA loans with as low as a 600 credit score (Most USDA loans require a 640) This is huge! Good luck in the future with your clients and remember, if you are running a marketing campaign, ANSWER YOUR PHONE!  You are spending a lot of time, effort and money you can't miss opportunities.  If you let it go to voicemail, 9 times out of ten you will never get in touch with that person again.  You need to talk to your prospect while they have you on their mind and are curious about what you can do for them.  Answer that call!
