Faced with fewer choices, buyers picked up the pace and pushed sales higher during June.

According to the latest East Bay Real Estate Weather Report video from the Bay East Association of REALTORS®, buyers had more choices than earlier in the year, but significantly fewer homes were available than during June 2025. At the same time, prices increased year-over-year and home sales topped last June by almost 100 transactions.

Market Overview

Three trends marked residential real estate markets in the East Bay during the first half 2026: limited inventory, rising prices, and steady sales activity.

While the number of homes for sale increased compared with earlier in the year, buyers still had significantly fewer homes to choose from than they did during June 2025. Even with some month-to-month price volatility, the East Bay median sales price increased to approximately $1.19 million compared with one year ago.

Home sales also remained strong. Nearly 100 more homes sold across the region during June than during the same month last year, while the median time on market fell from 29 days to 21 days.

Regional Trends

880 Corridor: Buyers had fewer choices across nearly every community. Albany, Castro Valley and San Leandro each recorded inventory declines of more than 50% compared with last year. Prices were mostly up, including Berkeley, which increased more than 30% to approximately $1.9 million, while Newark topped $1.3 million. Sales were mixed, with Castro Valley and San Leandro both dropping more than 20%.

West Contra Costa County: Homes for sale were mostly down throughout the region. Richmond had 74 homes on the market, a decline of more than 50% compared with June 2025. Prices were mixed. Prices in El Cerrito were down compared with last June though still remained at more than $1.3 million, while El Sobrante increased more than 20% to approximately $785,000. Sales were mixed, including a notable increase in El Sobrante with 16 homes sold, while Hercules recorded nine sales.

Central Contra Costa County: Inventory was mostly down, with Martinez, Pleasant Hill, and Walnut Creek each dropping more than 20% compared with last June. Prices were mostly up. Pleasant Hill increased to approximately $1.17 million, while Walnut Creek remained at approximately $1.6 million. Sales increased across the region, including 75 homes sold in Concord and 34 in Pleasant Hill.

Lamorinda: Inventory declined throughout the region, including 31 homes on the market in Orinda. Prices increased across all Lamorinda communities, with both Lafayette and Orinda remaining at more than $2 million. Sales were mixed, with Lafayette unchanged while Moraga posted a significant increase.

Tri-Valley: Homes for sale were mostly down. Danville and Dublin each declined approximately 20% compared with last year. Prices were mixed. Alamo increased approximately 20% to almost $3 million, while Dublin, Livermore and San Ramon recorded lower median prices. Sales were mostly up, including 49 homes sold in Danville and 39 in Dublin.

Delta: Inventory remained lower throughout much of the Delta. Antioch had 132 homes on the market, down almost 40% compared with last year. Prices were mostly down slightly, although Antioch was an exception with a 7% increase to approximately $630,000. Sales were mixed, with Discovery Bay declining almost 30% while Oakley increased almost 20%.
